A cooling market just north of Austin's tech corridor
Pflugerville is a city of about 68,300 in Travis County, on the SH 130 and I-35 corridors roughly 18 miles northeast of downtown Austin. It is served primarily by Pflugerville ISD — rated B by the TEA for 2025-26 — with small pockets on the city's edges falling into Round Rock ISD and Manor ISD. The single-family median sale price is about $364,000, down roughly 9% year over year, so buyers in 2026 have more negotiating room than they have had in years. Anchors include Lake Pflugerville, the 50-year Deutschen Pfest, Typhoon Texas and Austin's Park, and a short drive to North Austin employers like the Domain and Tesla's Giga Texas.
The area was settled by German immigrants starting in 1849 and named for Henry Pfluger Sr.; the city incorporated in July 1965. The German-Texan roots still show in the "Pf" naming and in Deutschen Pfest, Pflugerville's longest-running community tradition, which marks its 50th year on October 16-17, 2026, at Pfluger Park.
Growth here has cooled. Pflugerville nearly doubled through the 2010s — from 46,936 residents in 2010 to 65,191 in 2020 — but has added under 5% since, reaching an estimated 68,316 in 2025. The story now is an established suburb, not a boomtown.
The housing market has followed the same arc: prices ran up through 2022 and have since eased. The single-family median is about $364,000, down roughly 9% year over year at about $174 per square foot, with homes taking a median 58 days to sell — a genuine shift toward buyer leverage.
Three buyer profiles dominate: out-of-state relocations drawn to North Austin tech jobs; Austin and Round Rock buyers looking for more house per dollar; and current residents moving up within town, from older cores into newer construction on the east side.
1 · School district. PfISD is primary, but some city addresses fall in Round Rock ISD or Manor ISD. Confirm the district and campus at the exact address.
2 · MUD / WCID. Many master-planned areas add a district tax on top of the base rate. Check the full tax stack before you offer.
3 · County split. Most of the city is in Travis County, but a northern pocket sits in Williamson County — different tax entities apply.
Property-tax rates run roughly 2.2% on a no-district property to about 3.1% where a MUD or WCID applies — on a $364,000 home that is about $8,000 to $11,500 a year, so the district your address sits in matters as much as the price. With the single-family median down about 9% year over year and homes averaging 58 days on market, the cost of waiting is low and buyers have room to negotiate.
The real risk isn't timing the market — it's buying in the wrong part of a multi-district, two-county city. School assignment and the MUD tax layer can both flip from one subdivision to the next, so the address matters more than the ZIP code. Texas is a non-disclosure state, so treat any single figure as a snapshot and run the rent-versus-own math against your actual district and payment before you commit.

The Reference Desk
1 · A cooling market. Prices ran up through 2022 and have eased since. The single-family median is about $364,000, down 8.9% year over year, at roughly $174 per square foot — itself down about 10%. Homes now take a median 58 days to sell, up from 53 a year ago. Sales volume is actually up around 25%, so this is a rebalancing toward buyers, not a stall.
Source. Redfin put Pflugerville's single-family median sale price at $364,328 for the period ending June 2026, down 8.9% year over year. Texas is a non-disclosure state, so treat any single figure as a snapshot and verify at the address.
2 · The campus, not the district. Pflugerville ISD's B (81/100) is a real number and a genuine improvement — it sat at C for the three prior years before rising to B in 2025-26. But a district B still averages a campus range, from A schools like Hendrickson and Weiss High down to C campuses. Optimizing for the district letter alone can put you in a weaker campus zone two streets from a stronger one. Pick the campus first, then the house.
3 · vs. neighbors. Pflugerville often runs cheaper on sticker than Round Rock or Cedar Park, but confirm whether that is a true per-square-foot or tax advantage versus simply smaller homes and lots before you assume one. The MUD/WCID tax layer can erase a sticker discount, so verify the full tax stack at the address.
Typical housing stock. Master-planned anchors like Falcon Pointe and Avalon, active new construction along the Trails at Carmel corridor, established built-outs like Highland Park, a golf-course community in Blackhawk, and the walkable historic core downtown.

Spine is SH 130 (toll) north–south on the east side, I-35 to the west, US 290 and SH 45 (toll) east–west. SH 130 is the fast route to the airport, Tesla and Taylor but carries a toll. Transit is limited: CapMetro connections toward Austin, rideshare citywide, no commuter rail. Car services and dealers cluster along the I-35 and SH 130 corridors.
Pflugerville is not "home to" the big-name employers buyers hear about — Dell is in Round Rock, Samsung's fab is in Taylor — but it sits a short drive from all of them. The draw is proximity to North Austin tech, not an in-town campus. Median household income runs well above the national figure at about $117,800.
Major hospital systems sit just outside the city in Round Rock and North Austin — Baylor Scott & White, St. David's, and Ascension Seton all within roughly 20 minutes. In-city options cover urgent care, clinics, pharmacies at the Stone Hill retail node, and the city-run Pflugerville Recreation Center for fitness.
Stone Hill Town Center anchors retail on the north side along SH 130, with big-box, grocery, dining and services. Additional H-E-B, Costco and Walmart options serve the city, with Round Rock's larger retail nodes about 15 minutes northwest and the Domain about 19 minutes south for upscale shopping.
Inside the city, the City of Pflugerville handles water, wastewater and trash. Curbside trash and recycling run on a scheduled zone system; look up your day on the city's utility-billing portal. Rural addresses outside city limits use private contractors.
The historic downtown core around Pecan and Main carries the local dining and boutique character — small-town-center restaurants and shops within walking distance. Stone Hill and the SH 130 retail corridor add chain and fast-casual options, and the Domain's dining scene is a short drive south for a bigger night out.
Lake Pflugerville is the outdoor anchor — a 180-acre reservoir with a 3-mile walking and jogging trail, boat launch, beach area, fishing piers and kayaking, at 18216 Weiss Ln. The city parks system adds Pfluger Park downtown and neighborhood greenbelts. Note a May 2026 city ordinance updated lake rules, including closing hours and an alcohol ban.
Electric service is deregulated: Oncor owns the poles and wires (and handles outages), while you choose your own retail provider on the state's power-to-choose market — a setup that surprises buyers from single-utility states. Natural gas is Atmos Energy or Texas Gas Service depending on the address. Water, wastewater and trash are City of Pflugerville. Verify each at the specific address.
New Texas residents transfer registration and license within 90 days. Most of Pflugerville sits in Travis County — vehicle registration runs through the Travis County Tax Office, with property records at the Travis Central Appraisal District. A northern pocket falls in Williamson County, where those functions run through Williamson County instead. The City of Pflugerville handles permits.
Pflugerville has a distinct identity for a fast-grown Austin suburb: German-Texan roots, a silent-P sense of humor, a real lake at its center, and a festival calendar that predates most of the subdivisions around it. The city bills itself as the Trail Capital of Texas, and the outdoor life backs it up.
Lake Pflugerville
A 180-acre reservoir at the heart of the city with a 3-mile trail, beach area, boat launch, fishing piers and kayaking. Home to KIDFish and the Lake Pflugerville Triathlon. The everyday outdoor draw that anchors the "Trail Capital" identity.
Deutschen Pfest · 50th year
Pflugerville's longest-running community tradition, marking its 50th anniversary October 16-17, 2026 at Pfluger Park. Biergarten, live music, the Pfun Run, food and more than 50 vendors — a genuine German-Texan festival, not a manufactured one.
Typhoon Texas
A large seasonal waterpark on SH 130 (18500 TX-130 Service Rd), rated 4.4 stars across thousands of reviews. Like most Central Texas waterparks it runs a summer-weekend schedule rather than year-round — check the calendar before you go.
Austin's Park
A year-round family amusement park on I-35 (16231 N I-35) with go-karts, mini golf, bumper boats, batting cages, an arcade and bowling. The rainy-day and birthday-party standby that stays open outside waterpark season.
North Austin tech, minutes away
The lifestyle draw for many buyers is what's a short drive away: the Domain's shopping and dining about 19 minutes south, Tesla's Giga Texas about 22 minutes down SH 130, and downtown Austin about 23 minutes out — city access without city prices.
"Pf" culture & German roots
Settled by German immigrants from 1849 and named for Henry Pfluger Sr., Pflugerville leans into its silent-P heritage — the Pf naming, Pfest, the Pfun Run. A friendly, distinct small-town character that survived rapid growth.
