Kissing Tree San Marcos: Inside the Hill Country's Premier 55+ Community
Golf, resort pools, 100-plus monthly clubs, and three home collections on the high ground of San Marcos. Here is the honest, sourced look at what it costs and what life is actually like.

Kissing Tree San Marcos is one of the largest active-adult communities in Texas, set on roughly 1,300 acres of high ground between Austin and San Antonio. If you have already read our guide to 55-plus communities across Central Texas, this is the single-community deep dive on the one buyers ask about most.
This is not a brochure. Below you will find what the developer publishes, what the resale market is doing right now, and a clear list of the figures you should confirm before you write a check. Whether you are relocating from out of state, weighing a sale of your current home, or you already live in San Marcos and want the real story on what is behind the gates, this guide is built for you.
What Kissing Tree Is, in Plain Terms
Kissing Tree is a gated, age-restricted master-planned community in San Marcos, built for residents 55 and better. It sits in Hays County off I-35, roughly halfway between Austin and San Antonio, which is the entire pitch: Hill Country setting, big-city access in both directions, and a small-town base in San Marcos.
The community is planned for roughly 3,150 to 3,200 homes at full build-out, developed over an estimated 12 to 15 years by two builders — Brookfield Residential and David Weekley Homes. The social and physical heart of the community is The Mix, a 20-acre amenity campus we break down below.
The age rule, confirmed with the developer: the primary occupant must be 55 or older, while additional occupants may be 19 or older. Guests 18 and younger may stay up to 45 days per year, with no more than 30 consecutive days. If a multi-generational situation is part of your plan, read that rule carefully.
Kissing Tree Homes for Sale: Builders, Collections, and Price Ranges
There are two ways to buy into Kissing Tree: new construction from one of the two builders, or resale from a current owner. New construction gives you choice and warranty; resale often gives you mature landscaping, completed upgrades, and a faster close. Here is how the new-construction side breaks down.
Brookfield Residential — three collections
Brookfield offers three distinct product lines, from low-maintenance attached homes up to larger single-family floor plans:
Villas
The lowest-maintenance, most lock-and-leave option, positioned closest to The Mix. Attached/duplex-style homes designed for travelers and snowbirds who want zero yard work.
Cottages
Detached single-family on smaller footprints with full lawn maintenance included, many sited along the golf course. Five floor plans.
Traditional
The largest Brookfield product: 19 floor plans, multiple exterior styles, and your choice of homesite. The widest range of square footage and price.
David Weekley Homes
A second builder offering its own series — Grove, Spruce, Vista, and Summit — with open-concept plans and the builder's design-center customization.
Price ranges — confirm these before you rely on them
Builder base prices move with incentives, and right now both builders are running aggressive offers (rate buy-downs and savings of up to $50,000 on select homes, tied to mid-2026 deadlines). Use the ranges below as a starting frame, not a quote:
| Collection / Series | Builder | Starting price* | Status |
|---|---|---|---|
| Villas, Cottages & Traditional | Brookfield | From the mid-$300Ks | Selling |
| Grove / Spruce / Vista / Summit | David Weekley | From the high-$300Ks | Selling |
For a concrete read, quick-move-in (already-built) homes are a useful gauge. Recent quick-move-in listings opened around $372,000 for a Brookfield Villa and $375,000 for a Traditional home, running up through the low-$400Ks for larger floor plans — with build-to-order homes and premium homesites climbing well beyond that.
*Starting prices reflect builder figures as of mid-2026; both builders are running incentives with mid-2026 deadlines. Confirm current base pricing directly with each builder's sales team before relying on any figure.
What resale looks like right now
Resale is where current residents and sellers will care most. As of late June 2026, active resale listings inside Kissing Tree spanned a wide range — roughly the low-$300Ks up to around $1,000,000 — reflecting the community's mix of smaller Villas and Cottages at the lower end and larger Traditional homes on premium homesites at the top. Many listings were showing price reductions, the signature of a market that has cooled from its peak and tilted toward buyers.
Reading the resale signal: widespread price cuts across active listings tell you sellers are competing. For a buyer that is leverage. For a seller it means pricing to the current comp, not last year's. Pull live numbers the week you act — resale data shifts fast.
Kissing Tree HOA Fees: What You Actually Pay Each Month
This is the number that surprises people, so here it is straight from the developer. There is a base assessment that every home pays, and the lower-maintenance collections add a lawn-service fee on top.
| Home type | Monthly HOA | What it covers |
|---|---|---|
| Traditional | $263 base | The Mix access, 24/7 guarded security, common-area landscaping, facility staff & maintenance |
| Villas | $413 total ($263 + $150) | Everything above, plus low-maintenance lawn service |
| Cottages | $423 total ($263 + $160) | Everything above, plus low-maintenance lawn service |
HOA dues are not fixed and may rise with inflation. Figures reflect the developer's published amounts as of mid-2026 — confirm the current assessment before closing.
Kissing Tree Amenities: The Mix, Golf, and 100+ Monthly Clubs
Amenities are the reason Kissing Tree commands the prices it does. The 20-acre campus called The Mix is the hub, anchored by a social building called Independence Hall and a separate golf clubhouse.
The Mix — the amenity campus
The built, in-use amenities include a two-story fitness center, an indoor lap pool and an outdoor resort-style pool, 18 pickleball courts, bocce courts, horseshoe pits, a golf driving range, a short-game practice area, and a separate 18-hole putting course. The outdoor resort pool features a beach entry, in-water lounge chairs, an infinity edge, party cabanas, fire features, and a separate jacuzzi area. The indoor pool is junior-Olympic sized and enclosed by rolling glass doors that open to Hill Country views.
Independence Hall — the social building
Independence Hall holds the community classroom, billiards, shuffleboard, a live-music stage, fire pits, an indoor/outdoor bar, and the Biergarten. It is the day-to-day gathering place, and it is where most of the social calendar happens.
Programming — the part that actually keeps people busy
An on-site Lifestyle Director runs more than 100 clubs and events every month — book clubs, fitness classes, game nights, happy hours, day trips, and interest groups. For most residents this programming, not the golf, is what defines daily life. It is also the hardest thing to evaluate from a website, so put it at the top of your tour list.
The Kissing Tree Golf Course: Access Model and Fees
Here is the detail that trips people up, so let us be precise about it. The Kissing Tree golf course is semi-private and managed by Troon. It is open to the public for daily-fee play, with priority tee times and discounted rates for residents, and additional discounts for San Marcos residents and players 55 and better.
Golf is not bundled into your home or HOA. Green fees are separate from both the purchase price and the monthly assessment. Living in Kissing Tree gets you resident rates and priority tee times — not free golf. Budget for it separately.
On the course itself: it is an 18-hole, par-72 layout designed by Texas architect Gary Stephenson, opened in 2018, Audubon-certified, with tees stretching from roughly 4,955 to 6,522 yards so it plays for a range of skill levels. There is also a separate putting course and a full practice setup with a driving range and short-game area.
The access model is genuinely resident-friendly. There is no equity or initiation club membership to buy — residents simply choose how they want to play. Pay discounted daily green fees as you go, or buy an unlimited annual pass if you play often. As of the 2026 rate sheet, resident daily green fees run $62 for 18 holes Monday–Thursday and $72 Friday through Sunday and holidays, with 9-hole and accompanied-guest rates available. For frequent players, two unlimited annual passes are offered: a 5-Day Pass Plus for Monday–Friday play, and a 7-Day Pass that adds weekends. Multi-round punch cards are also available, and golf carts are billed separately.
Green fees and pass pricing change by season and player category. Figures reflect the operator's 2026 resident rate sheet — confirm current rates directly with Kissing Tree Golf Club before relying on any number.
Dining, Drinks, and Entertainment In and Around Kissing Tree
Inside the gates
The signature on-site restaurant is Tarbox & Brown, inside the golf clubhouse and open to the public. It is named for a historic stagecoach stop on the old Austin–San Antonio route and serves American and Texas fare with local brews, Texas wines, and cocktails. Tarbox & Brown also handles food service at the resort pool. Over at Independence Hall, the indoor/outdoor bar pours brews on tap and specialty cocktails, and the adjacent Biergarten is the spot for a pint at the community table or around the fire pit — both anchoring the live-music and social calendar.
Nearby in San Marcos
Outside the gates, San Marcos delivers more than its college-town reputation suggests: the spring-fed San Marcos River and Rio Vista Park for paddling and tubing, a walkable downtown Square with local restaurants and bars, and the San Marcos Premium Outlets and Tanger Outlets for big-name shopping minutes away. Austin and San Antonio are each roughly 45 minutes out for a bigger night.
Who Kissing Tree Actually Fits
Straight talk: this community fits active, social buyers who want built-in programming and resort amenities and who are comfortable with monthly HOA dues in the $263–$423 range on top of a home in the $400Ks and up. It fits travelers who want lock-and-leave Villas. It fits golfers who want resident rates without club-membership obligations.
It fits less well if you want a quiet, low-fee, no-amenity property, or if a multi-generational living arrangement conflicts with the 55+ occupancy rule. Knowing which group you are in before you tour will save you a lot of time.
