The 30 Second Answer
Shop Round Rock neighborhoods by district line and tax bill, not by city name.
A Round Rock mailing address, Round Rock city limits and Round Rock ISD are not the same thing. Teravista is split between Round Rock ISD and Georgetown ISD. Parts of the wider Mayfield Ranch area include both Round Rock ISD and Leander ISD addresses. Several northwest sections also sit in a MUD, which adds to the tax bill. This guide stays neighborhood-level. For the town-wide story, start with the Round Rock community guide. For the corridor math, see Hutto vs. Pflugerville vs. Round Rock.

Where to buy, neighborhood by neighborhood

Teravista

Teravista is a roughly 1,500-acre master-planned community east of I-35, spanning Round Rock and Georgetown. It is established and substantially built out. As of October 2026, we found no production builders actively selling new construction there. Expect mostly resale homes, built by a variety of builders as the community developed. Residents get multiple pools, fitness centers, parks and other amenities, and Teravista Golf Club runs an 18-hole public course. School assignments vary inside the neighborhood. Teravista Elementary belongs to Round Rock ISD, and Carver Elementary belongs to Georgetown ISD. Verify the assigned schools for the specific home, and run the Georgetown ISD side through our ISD comparison if that's where the lot sits.

Forest Creek

Forest Creek is an established golf-course neighborhood on the east side of Round Rock. Much of it was developed in the 1990s and 2000s. Many streets have mature trees and established landscaping, and home and lot sizes vary. Forest Creek Elementary sits on Forest Creek Drive and is part of Round Rock ISD. School boundaries can be more complicated than neighborhood names, so confirm assignments with the district's address lookup. This is the settled option for buyers who want trees more than a brand-new amenity center.

Behrens Ranch

Behrens Ranch is an established northwest Round Rock neighborhood near the Brushy Creek area, with parks, trails and streets lined with mature oaks. Lot sizes vary, and some properties are larger. The neighborhood is commonly tied to Round Rock ISD's Cactus Ranch Elementary, Walsh Middle School and Round Rock High School. Cactus Ranch rated 10/10 on GreatSchools as of October 2026. That is a third-party rating, not a state score, and it can change. Verify the exact assigned schools before you buy.

Mayfield Ranch and Vista Oaks

Mayfield Ranch and Vista Oaks are established northwest-area communities near major regional parks and trails. Trail access depends on the section. School assignments depend on the subdivision and the address. Parts of the wider Mayfield Ranch area are tied to Leander ISD, with Akin Elementary, Stiles Middle and Rouse High as examples, while other nearby addresses fall in Round Rock ISD. Several sections sit in municipal utility districts, including Vista Oaks MUD and Highlands at Mayfield Ranch MUD. Pricing varies a lot by section, home size, age, condition and current inventory. Check each property's full list of taxing jurisdictions and its annual tax bill.

The three traps that cost Round Rock buyers money

  • School district. City limits don't decide the school district. Round Rock ISD, Leander ISD, Georgetown ISD and nearby Pflugerville ISD all draw lines in the Round Rock area. Check the address on the district's own boundary tool: Round Rock ISD, Leander ISD, Georgetown ISD or Pflugerville ISD. Not the city name.
  • MUD taxes and assessments. A home's tax bill depends on the exact mix of city, county, school district, special districts and any assessments. MUD taxes can raise ownership costs a lot. Check the latest rates, exemptions and assessment records for the actual property, not a citywide rule of thumb.
  • County line. Round Rock city limits reach into both Williamson County and Travis County. The county changes your appraisal district and tax jurisdiction.

Renting first while you learn the map

Round Rock is fragmented enough that renting for a year can be a smart move. Whether renting or buying costs less depends on the home and the financing, not just the advertised monthly payment. Owners should budget for property taxes, homeowners insurance, HOA dues, maintenance and any MUD taxes. In some neighborhoods, special-district taxes noticeably raise the monthly cost of owning. Our renting vs. buying in Round Rock guide walks through the tradeoffs. Use a rental year to learn which school zone and tax district actually fit before you commit.
